Residential Inspection

A visual examination of the physical condition, structure, and various systems of a property, from the foundation to the roof. The main purpose of a property inspection is to reveal any issues that may become problematic for the homebuyer in either the short or long term.

Manufactured Home Inspection

- Mobile or Modular Homes -

Manufactured homes are built in a factory and are much different than a typical home. The inspection examines the home's foundation, including the piers and I-beams, as well as a full interior and exterior inspection.

Rental Property Inspection

A rental property inspection is conducted by the landlord or property manager to assess the current condition of the property inside and out. Performing rental property inspections helps you verify and maintain your asset in good condition before, during, and after the period it is rented.

New Construction Inspection

Home inspections on newly constructed homes often find common problems and building defects that can be easily corrected before becoming significant problems later. An inspection should be performed before your final walkthrough with the builder.

One-Year New Home Warranty Inspection

A one-year new home warranty provided by builders of new homes may cover repairs or replacement of several systems or specific appliances in the home. In order to take full advantage of this warranty, it is important to get the home inspected before the warranty expires. Under a one-year warranty, you will want to get an inspection done at the start of the eleventh month.

Pre-Listing Inspection

A pre-listing inspection is ordered by the home seller before they put their home on the market. The main purpose of a pre-inspection is to uncover any potential negative issues associated with their home before they list.

Re-Inspection

A re-inspection is a visual examination of a property previously inspected for the same clients. There are two types of re-inspections:

  1. Inspections for the same client after a repair or other modification.

  2. Inspections for the same client of an area that was inaccessible during the original inspections

Water Sampling

Water sampling requires taking samples of a home’s water and testing it for particulates, minerals, and disease-causing bacteria. Any homeowner with a private well or buyer considering a home with a well should have the water tested. Additionally, water should be tested whenever there is a change in its color, odor or taste or after contamination events, severe flooding, or other natural disasters.

WDO Inspection

Termites can be harmful to a home, but they’re not the only wood destroying organism (WDO) that can cause issues. A WDO inspection looks for more than just these insects, including wood decay, evidence of past infestations, damage to wooden structures, evidence of past treatments and favorable conditions for infestations.
